Regarding the Arbors apartment in Lake Forest, CA approach with caution. The complex is old and appliances are outdated and not functioning properly, but the price is right. The saying you get what you pay for is true! Parking is a nightmare due to overcrowding in the buildings and people not using their assigned garages. If you have an issue with your appliances or garage be prepared to wait! I have had a dishwasher flood 3 times (twice on the same day that maintenance cleared the issue) and a washing machine flood 3 times. I have had to call and complain to the after-hours service and wait patiently into the night for them to make it right. Then the problem comes back and YOU feel like the idiot calling and asking for the issue to be resolved. I was told the issues could be caused by "user issues" which bothers me because I have never had a dishwater overflow or flood because of using Cascade liquid soap. I have never had a problem with washing clothes and having a washing machine flood either. The kicker is regarding my assigned garage parking. For 2 months I was unable to park my vehicle because maintenance could not get into without shorting out the circuit and running the risk of the garage opening during the evening. I waited for a key to be made, wrong key, another key to be make, another wrong key a working garage door open that didn't work and finally when you call the corporate office they are willing to help. Be advised before moving in, for a $200/month more you can live in a cleaner, newer and professionally run property in Irvine operated by the Irvine Company. Do your research before making the mistake we made.
