SPS IS VERY UNSCRUPULOUS. THEY WOULD NOT HONOR MY RIGHT TO CANCEL THE CONTRACT WITHIN 72 HOURS AFTER ENTERING IT WITH THEM. ACCORDING TO CALIFORNIA'S CONTRACT LAW, I HAVE THE RIGHT TO CANCEL ANY CONTRACT WITHIN 72 HOURS AFTER SIGNING. YET THEY REFUSED TO HONOR THAT LAW. NOW IT'S BEEN 4 MONTHS. I STILL AM WAITING FOR A PROMISED $100 REFUND AFTER 90 DAYS OF SIGNING THE CONTRACT PER THE CONTRACT AGREEMENT. BTW, I FOUND MY CURRENT PLACE BY MYSELF, AND NOT THROUGH SPS, THE NEXT DAY AFTER SIGNING UP WITH SPS. SO BASICALLY SPS MADE $200 OFF OF ME BY PROVIDING ME 6 PAGES OF LISTING WITH ONLY 6 LISTINGS PERTAINING TO WHAT I WAS LOOKING FOR. AND OF THE 6 LISTINGS, ONLY TWO THAT WAS SOMEWHAT CLOSE TO WHAT I WAS LOOKING FOR BUT FAR FROM IDEAL. I FOUND MY CURRENT PLACE THE SAME DAY I VISITED THOSE TWO PROPERTY LISTINGS THE NEXT DAY AND SIGNED THE CURRENT CONTRACT THE DAY AFTER SIGNING UP WITH SPS. STILL SPS WOULD NOT REFUND ME 4 MONTHS AFTER I MAILED THEM MY ONLY COPY OF THE CONTRACT AND A COPY OF MY CURRENT RENTAL AGREEMENT. SOMEHOW DEPARTMENT OF REAL ESTATE CONTACTED ME ABOUT THEM. MY GUESS IS THAT A SLEW OF PEOPLE HAVE THE SAME PROBLEM OF RECEIVING A REFUND FROM SPS. HOW ELSE WOULD SPS BE INVESTIGATED BY DEPARTMENT OF REAL ESTATE? SO, PPL, BE WARE. DON'T SIGN UP WITH THEM. JUST GO ON CRAIGSLIST.ORG AND FIND YOUR OWN PLACE. THEIR LISTINGS WEREN'T ACCURATE AND THEY'RE OVERPRICED FOR THE LITTLE THEY DO. AND DON'T GET YOUR HOPES UP ABOUT RECEIVING A REFUND IF YOU EVER GO WITH THEM. I'D NOT GIVEN THEM ANY STAR IN THE RATING IF THE SYSTEM WOULD ALLOW ME TO DO SO. please feel free to contact me should you like to get a class action lawsuit going against SPS. my email is zyzzxx007@yahoo.com.
