Briefly my complaints are 4 fold:
1. I had a 3 year labor/15 year materials warranty. 18 months after work was completed, the contractor would not repair leaks under warranty but wanted to charge an additional $5,000. They would not explain why.
2. I made over 13 attempts to contact the contractor, and got absolutely no replies.
3. After bringing in numerous roof contractors it is now obvious this contactor should never have charged me for repair in the first place, that the roof was way too old and damaged to coat with the elastomeric coating that Roof RX used. As a company that advertises “Why replace when you can repair”, they have an obligation as licensed contractors to tell an owner that their roof cannot be repaired.
4. That I was taken advantage of by being an out-of-town home owner that could not be present when inspections/estimates were being done.
More detailed description of the chorology of events:
In Sept. of 2014 I contacted various roofers to get estimates on a roof leak in our rental property in Auburn CA. I got estimates for replacements and for repairs. Roof Rx advertises itself as “Why replace when you can repair.” They led me to believe that my roof could be repaired Since it was $6000 vs $13,000, and Roof Rx contact states 15 year materials warranty, 3 year labor warranty, I chose the repair.
After the winter of 2014-15, tenant’s reported that the leak had returned in the same area. I contacted RoofRx in the summer 2015, and they stated they came out and repaired this leak.
January 2016 my tenets told me that the roof had started leaking again, but in another area, and in more spots. I contacted Roof RX. They (specifically Ataullah Stanikzai) stated that my warranty had run out. I emailed a copy of warranty. He then went out and examined the roof with me on phone and renter there in person. He stated he would repair new leak for $3942.80. I spoke extensively with him trying to get him to explain why 1. My 3 year warranty did not cover this repair, 2. Why was my roof continuing to leak? I told him there were only two possible explanations. 1. They re-roofed a bad/damaged/old roof that should never have been repaired but should have been replaced, 2. They had done a bad job of repair. He denied both of these explanations, but provided no other explanation.
Realizing I was not getting anywhere with this work, I began an extensive process of trying to contact someone at a higher level at Roof RX. In this process I 1. Sent a minimum of 4 emails (two thru their web site, two to customer serves email I had); 2. I made multiple phone calls, leaving messages with two actual humans, other messages on the voice mail, and a couple in the mailboxes that seemed the most appropriate; 3. And finally after not getting any response I mailed 5 letters out to all addresses I could find on their web page. I received absolutely zero responses to these 12 or more attempts to get a response.
Realizing I now needed to do something about my roof, I began contacting other roofers in the area. I have now received 3 estimates to replace my roof ranging between $16,000 and $20,000 plus labor and materials to remove dry rot. That amount cannot be detailed until the old roof is removed, but the companies are ball-parking the dry rot cost to be additional $2 – 4,000. Additionally the information I have received from all estimates is 1. This roof is over 20 years old and should never have been ‘repaired’, 2. There is extensive dry rot, and that dry rot should never have been merely coated over with elastomeric coating, 3. Because the estimates now are noticeably higher, one can assume that much of the dry rot situation has gotten worse during the 2 winters after Roof Rx did a faulty job, 4. The gutter system is antiquated, and should have been replaced at time of the previous leaks (they never said anything about this) and that the faulty gutters have contributed to standing water, and increased wood rot.
Here are other direct quotes from roofers who examined my roof after Roof Rx had applied their coating. Note: many of these quotes come from roofers who did not even put in a bid, so they had no ulterior motive in giving these assessments.
Water is traveling along the perimeter of the eves causing damage to the underlying plywood
The coating is incomplete.
The roof is over 20 years old and should have been never been coated, it should have been replaced.
The facias are showing dry rot.
There is a crack in the roof between the house and car port causing leakage.
Water is pooling on roof due to faulty gutter system. Gutters need to be replaced or problem will continue.
The coating (put on by Roof RX) is called a ‘snow coat’ and can be purchased at Home Depot as a do-it-yourself.
There is extensive buckling of roof coating.
That coating is used for insulation, not as a roofing coating.
