H&R Financials, Inc, and particularly Sean Moore came through for me in a big way. My story: In mid 2008 I bought a house in Hemet, CA. That was bad timing. After a few months it became obvious I overpaid for the house and my loan percent was too high (6.875%). I went to CitiMortgage to attempt a refinance. That's when I learned the house appraised about $50,000 less than what I owed. So the refinance did not work. Over the next few months I tried TWICE going directly to CitiMortgage to get a loan modification. Both times I was eventually told I did not qualify for any of their programs. After that I hired a guy (won't mention his name/company here) who cheated me. He wanted $2,500 to do a loan modification, with $700 up front. I paid him the money and over the next few months he kept telling me to be patient, things would work out. After a while my phone calls went unanswered and my emails came back undeliverable. Even his website disappeared. I went to his place of business and was told he moved away, with no forwarding address. I was ready to walk away from the Hemet house and I quit paying the rent. This made me feel pretty bad. I've always paid my bills on time and this situation was ruining my life. For some reason, I couldn't help but keep looking around for a loan modification specialist because I really didn't want to lose the house, even though I was very skeptical of any offers I heard, since I just got cheated. That's when I ran into Sean Moore who works for H&R Financials, Inc. Sean's a likeable guy who talks a good talk, but I was leery. I even took one of my sons with me to meet with Sean to discuss details of a loan modification agreement. Sean was very convincing and we decided to trust him. Whatever Sean and the H&R Financials people did really paid off for me. CitiMortgage came to me with a pretty good loan modification offer. A 2% loan for 5 years and after that gradually moving up to 5% for the duration of the loan. This lowered my payments about $500 per month and is keeping us in the house. That's a fantastic accomplishment, especially when I could get nowhere dealing with CitiMortgage on my own. I did not get everything I wanted. CitiMortgage wouldn't lower the principle on the loan and they added some of my missed payments on the principle. However, I am still extremely pleased with Sean Moore and H&R Financials. They got something done for me that I was just unable to get done any other way.
