Loan Modification

Approximately a year ago my father, a 76 year old veteran, was confronted with the greatest financial calamity of his life. My mother had unexpectedly passed away four years ago. Because the death was unanticipated, there had not been a sufficient life insurance policy taken out on her and he was no longer able to afford the payments on the retirement home they had built together. My father fell behind on his payments, and he received a notice of intent to foreclose on his property in the mail from Bank of America. An actual sale date had been scheduled.
I had been referred to Angelica Leon and Beverly Hills Law Associates through a friend, and I contacted them on my father's behalf immediately. Within 3 days the firm had gotten the sale date neutralized, and they began preparations for a loan modification. My father did not have their entire fee up front, but the firm, generously allowed him to make an initial deposit and continue to forward payments to them over the course of the next 8-10 months. The loan modification took some time, and he nearly lost the property a second time later in the year. However, through their steady direction they saw him through it, and ultimately negotiated with the bank a lower payment that has allowed him to remain in the home. After he'd received the modification he still had a balance with the firm. They were not aggressive or threatening toward him, however. We worked out a payment arrangement with them that he could afford and eventually redeemed.
