A lot of them have been scams. I would call a HUD approved non-profit housing counselor to see what your options are. If you are in California you may qualify for one of the state's Mortgage Assistance Programs that have been launched this year. Call 888-954-KEEP (5337) to see if you qualify.
If you don't qualify for the CA state programs, they will probably refer you to the national foreclosure prevention hotline to speak with a HUD certified housing counselor who can evaluate your housing options, open lines of communication with mortgage lenders, negotiate a loan modification, and help you with household budgeting, all at no cost.
The National Foreclosure Prevention Hotline is 888-995-4673 (Remember, if you are a CA resident start with the state of California's special number for CA mortgage assistance programs: 888-954-KEEP (5337)
BTW, Florida, Michigan, Arizona and Nevada have special programs for mortgage assistance too.

Hi,
I have been working on my Loan Modification with this company for the past 2 months and they have been really good with answering my calls and keeping me updated with my status. As of today we are currently in the process of negotiations with my lender and with the way things are going it looks like we should be done within the next month or so. I would definitely recommend this company to my fiends and family.

Sue L. Have you had sucess with LLR? YOu stated in March that you were working with them to modify your loan. They have contacted me to do the same but I am leary to give them the 4K to start my process unless I know they are legit.
